Step by step guide to renting with the guaranteed rent scheme

1. Initial inspection and valuation carried out.
2. Zeta Homes list any required works.
3. Keys and signed terms of business given to Zeta Homes.
4. Zeta Homes arrange for safety checks and EPC.
5. Building insurance given to Zeta Homes.
6. Inventory carried out at property.
7. Final inspection and checks carried out on the property.
8. Property added to vacant list.
9. Lease agreement signed by landlord.
10. Tenant found to move into property.
11. Tenant check-in completed.
12. Utility companies and council tax notified.
13. Landlord paid in arrears or advance on the 15th of each month or as arranged.

B. Tenant finding service.

For the experienced landlord who is able and prepare to have a very high level of personal involvement.

Advising on rental values to ensure the optimum return from your property in the light of market conditions.

  • Finding suitable prospective Tenants.
  • Processing the Tenancy Application.
  • Compiling the Tenancy Agreement and forwarding to the landlord  for signature or signing on your behalf of the landlord.

This is a minimalist property marketing service.  The landlord is responsible for property viewings, Tenant selection, rent accounting and collection, property inspection and all legal, operational and safety aspects of the Tenancy.

C. Letting Service

For the experienced Landlord who has the ability, expertise and time to manage his or own property.

  • Advising on rental values to ensure the optimum return from property in the light of market conditions.
  • Advising on safety compliance.
  • Finding suitable prospective Tenants.
  • Accompanying prospective Tenants to view the property.
  • Processing the Tenancy Application, including taking references and credit check.
  • Compiling the Tenancy Agreement and obtaining the Tenancy begins.
  • Collecting a deposit from the Tenant as a bond and keeping in the account of Zeta Homes till the end of the tenancy.
  • Preparing an Inventory and condition Report.
  • Transferring the Council Tax and utility accounts into the Tenant’s name.

Collecting the first* months rental payment and forwarding to the landlord after deduction of the fee.

The landlord is responsible for Tenant selection, rent accounting and collection,  Property inspection and all legal, operational and safety aspects of the Tenancy The landlord may request a transfer to the full Management service.

D. Full Management service

For the landlord who wishes to benefit from a complete professional service and have no or absolutely minimal involvement.

  • Advising on rental values to ensure the optimum return from your property  in the light of market conditions.
  • Advising on safety compliance.
  • Finding suitable prospective Tenants.
  • Accompanying prospective Tenants to view the property.
  • Processing the Tenancy Application, including taking references and credit checks.
  • Arranging a rent guarantee.
  • Collecting the Tenancy Agreement and obtaining the Tenants signature before the Tenancy begins.
  • Collecting a deposit from Tenant as a bond.
  • Preparing an Inventory and condition Report.
  • Transferring the Council Tax and utility accounts into the Tenants name.
  • Collecting rental payments monthly in advance and paying you within four banking days of receipt.
  • Accounting to you monthly with a detailed statement from our computer systems.
  • Inspecting your property internally within the first month and quarterly thereafter.
  • Producing written property Inspection Reports.
  • Liaising with you, the Tenant and any tradesmen over repairs and maintenance.
  • Carrying out a final inspection just before the end of the Tenancy.
  • Deduction an appropriate sum from the deposit for any dilapidations.
  • Notifying the utility companies of final meter readings.
  • Finding replacement Tenants (if required) to ensure continuity of occupation and  rental income.
  • Paying landlords tax if abroad.
