Applying for a property
Rental properties offered through Zeta Homes are usually in high demand. You are therefore advised to apply as soon as you have found the property of your choice on our website.

You will be asked to complete a Tenancy Application form. An independent Referencing company takes employment and personal references and conducts a Credit check.

The Tenancy Agreement
This is normally an Assured Shorthold Tenancy Agreement*, For a minimum period of six months. The Agreement sets out the terms and conditions governing the Tenancy. It is signed by you as the Tenant (and by your Guarantor if applicable) and by the landlord (or by Zeta Homes on behalf of the landlord).

We request that you read the Tenancy Agreement in full before Signing so that you are aware of all your obligations.

Deposit
You must lodge a deposit (bond) with Zeta Homes before occupying the property. The deposit is normally the equivalent of five weeks rent.  It will be refunded at the end of the Tenancy, subject to any reasonable as required by the Tenancy Agreement.

In the event of any dispute, you and the landlord are jointly responsible for agreeing the appropriate level of any deduction.

Zeta Homes do not pay interest on deposit monies held. Your deposit will not be refunded until you fully vacate the property, return all the keys and notify us of your forwarding address.

With the new legislation that has come in from April 2007, all private landlords and letting agents taking deposit for assured shorthold tenancies (AST’s) in England and Wales must safeguard them with a Government-authorised tenancy deposit protection scheme.  There are many ways to protect the deposit you can speak to us for more advice.  We at Zeta Homes use mydeposits.co.uk.  Your deposit will be registered and a certificate will be given to you for it.

Rental payments
You are contractually required to adhere strictly to the rental payment schedule your rent is payable monthly in advance.

The first month’s rent must be paid by cash, banker’s draft or cleared funds before you occupy the property. The second and subsequent months are paid by bank standing order.

Rental payment protection plan
Insurance is available to cover your rental payments in the event of redundancy, ill  Health or some other change in your circumstances. Please ask for details.

Utility Accounts
Utility accounts e.g., Council Tax, water, telephone, electricity and gas) are your responsibility during the Tenancy.

Inventory and Condition Report
The Inventory lists all the furnishing, fittings and equipment within the property at the start of the Tenancy. The condition Report identifies the condition of the property.

You are require to countersign both documents. Before your departure, we will carry out a final inspection based on the Inventory and condition Report.

Any repairs or replacements identified in the final inspection must be carried out before the end of the Tenancy.

Contents Insurance
You are responsible for insuring your own contents and those of the landlord in case of accident damage. Cover is available. Please ask for details.

Inspections
We will inspect the property initially within the first month of the Tenancy and quarterly thereafter. You will be notified of the date and time of these inspections so that you can arrange to be present. You will be asked to sign a property Inspection Report after each inspection to identify any problems and to agree in principle Any required action.

Vacation and Termination
If you vacate the property before the expiry date of the fixed term, you will have to pay the rent and all other outgoings until a replacement fee is payable in these circumstances .This may be deducted from your deposit.

To terminate your Tenancy, you must give us at least one month’s notice in writing to expire on the last day of a rental period.
